Who is F2 Finance?
F2 Finance is a private, balance sheet lender focused on real estate bridge financing. We are based in Santa Monica, CA, and our team has over 20 years experience lending in the real estate private lending market.
We provide fast, flexible capital to property investors, developers, and entrepreneurs across the United States. Our in-house capital and underwriting allow us to move quickly and structure loans to meet unique borrower needs.

What makes F2 Finance different?
Unlike many lenders who rely on third-party capital, we lend our own funds — which means no red tape, no committees, and no wasted time. We make the lending decisions in-house. Our team has deep experience in real estate lending and a strong track record of execution, even on complex or time-sensitive deals.

Do you work with brokers?
Yes — we love working with good brokers and we value these relationships and pay competitive commissions on closed deals. If you’re a broker, reach out to discuss a partnership.

How fast can you close?
We have closed deals in as little as 36 hours - so we can move quickly if the deal absolutely requires it. However, we can typically close in as little as 3–5 business days, depending on the complexity of the deal and title readiness. We pride ourselves on execution.

Can foreign nationals borrow from F2 Finance?
Yes we can - and we do a lot of lending to foreign nationals. We assess foreign national loans on a case-by-case basis. We always require U.S.-based collateral.

Are there any up-front fees?
No, we do not charge any up-front fees. We only get paid when you get funded. However, if you do not already have an appraisal on the property, then you will need to pay for an appraisal (although this fee goes directly to appraiser, and we do not collect any fee).

What types of loans do you offer?
We specialize in short-term real estate bridge loans. Often also called private lending or hard money. Our loans include: Acquisition financing, refinance / equity release (cash-out refinance), rehab loans or other Fix & flip and value-add projects.

How do I submit a deal?

Do you have any prepay penalties?
No! At F2 Finance a borrower can repay their loan at any time without any prepay penalties. There is only a 30 days notice/interest charge. You can borrower up to 24 months, and pay us back at any time.

What documentation do you need to start?
The more information you can give us the better, as this will allow for us to make a quick decision and get the deal going. Ideally we want to know the property address, entity name, purchase contract or payoff statement, sources and uses, budget, timeline, exit plan, recent appraisal (if any), and sponsor resume or track record. We’ll request additional items as needed to close.

Can you fund auction or trustee sale purchases?
Yes. For auction purchases, we can pre‑underwrite and issue a pre‑approval so you can bid with confidence. For trustee sales, we can typically refinance shortly after you take title and the trustee’s deed records. Timing depends on title and recording.

What’s your typical leverage and pricing?
Leverage and pricing are deal‑dependent. We size to business plan, asset quality, sponsor capability, and exit. Indicatively, we target conservative LTVs with flexibility for strong collateral or execution track record. Share purchase price, rehab budget, ARV, and exit to get a tailored quote.

What property types do you lend on?
We focus on residential 1–4 unit, small multifamily, mixed‑use, select commercial real estate assets, and renovation projects where value creation is clear. We do not finance owner‑occupied primary residences, and we only fund loans that are for business purposes.
