  • Who is F2 Finance?

    F2 Finance is a private, balance sheet lender focused on real estate bridge financing. We are based in Santa Monica, CA, and our team has over 20 years experience lending in the real estate private lending market.

    We provide fast, flexible capital to property investors, developers, and entrepreneurs across the United States. Our in-house capital and underwriting allow us to move quickly and structure loans to meet unique borrower needs.

  • What makes F2 Finance different?

    Unlike many lenders who rely on third-party capital, we lend our own funds — which means no red tape, no committees, and no wasted time. We make the lending decisions in-house. Our team has deep experience in real estate lending and a strong track record of execution, even on complex or time-sensitive deals.

  • Do you work with brokers?

    Yes — we love working with good brokers and we value these relationships and pay competitive commissions on closed deals. If you’re a broker, reach out to discuss a partnership.

  • How fast can you close?

    We have closed deals in as little as 36 hours - so we can move quickly if the deal absolutely requires it. However, we can typically close in as little as 3–5 business days, depending on the complexity of the deal and title readiness. We pride ourselves on execution.

  • Can foreign nationals borrow from F2 Finance?

    Yes we can - and we do a lot of lending to foreign nationals. We assess foreign national loans on a case-by-case basis. We always require U.S.-based collateral.

  • Are there any up-front fees?

    No, we do not charge any up-front fees. We only get paid when you get funded. However, if you do not already have an appraisal on the property, then you will need to pay for an appraisal (although this fee goes directly to appraiser, and we do not collect any fee).

  • What types of loans do you offer?

    We specialize in short-term real estate bridge loans. Often also called private lending or hard money. Our loans include: Acquisition financing, refinance / equity release (cash-out refinance), rehab loans or other Fix & flip and value-add projects.
